We would like a new home in a community with a community pool if possible.

Single family house. Have to have 4 bedrooms but prefer 5. We would like 3000sqft+. Would like to be as close to 500k as possible.

Decent commute (less then 30 minutes) to Inova Hospital and within 1hr to G Street in DC.

Schools are very important as we have kids in elementary, middle and high school.

Thanks.

You can either up your budget or compromise on one of your other criteria. Your commute limit doesn't allow you go get very far outside the beltway (unless you're traveling at off hours), and that's where most of the 3000 sf houses reside, let alone the "new" houses. An hour commute at normal commute times puts you solidly in the land of 50's-70's housing stock in Fairfax County.

which is the unreasonable commute, to G street or Inova hospital? The more important shorter commute is Inova hospital.

Which Inova are you talking about? There are several locations.

Either Leesburg or the Falls Church, unsure as of yet but planning for either.

regular 9-5 hours, or can either of you work off-hours?

Also, by "new home", do you mean recent construction or just "new to you".

One of us would only be going to G Street 2-3 days a week otherwise working at home. The other working 7pm to 7am and 7am to 7pm alternating shifts, so basically having to be at or leaving work on the 7's.

Recent constuction, hopefully one we choose to build.

Not a chance you will find that in your price range within an hour of the (Fairfax) hospital or less than 1.5 to two hours of downtown.

While not new construction, what about this home in Springfield? Not a bad neighborhood, and the house looks updated. Not sure how long to get downtown (hour seems reasonable), but likely 1/2 hour to the (Fairfax) hospital via back roads.

House on 8007 Rockwood Court in Springfield
