I am a 27yr old mother of two toddler girls looking for a safe affordable place to live. My fiance' and I still like to hang out and have a good time and also spend time with our girls. Our children are not in school yet but this is also important. Oh and since most of our family lives in Maryland (PG county and Montgomery county) we would like to live around other young families with kids...

What is your budget? Do you or your fiance need to be close to a certain place for work--and what is the maximum commute you can tolerate?

My fiance works in the tysons corner area and my budget is $1400... Right now i'm at home with my girls but looking to work part time in the area that i'm relocating. I would like a town home or single family home. I'm open to aparment living if necessary.... Sorry I didn't include much info...

Is there a reason why you're looking south of Dale City? That is not going to be a pleasant commute for your fiancé. Here is a cute little place in Occoquan: http://washingtondc.craigslist.org/n...801044258.html There isn't a ton of stuff to do in Occoquan and it's still quite a commute to Tyson's but you're close enough to restaurants/bars, shopping, theaters in Woodbridge.

I understand why people say it, but I think everyone that has ever started a thread on here wants a safe affordable place, but unfortunately in the DC region those places don't really exist. You are going to have to pay for safety, unfortunately. With that considered, having two toddlers, you definitely want to be as safe as possible and like Hokiefan said, you want to reconsider your options. Anything below Dale City should be a no-no. Given that your fiance will work in Tysons Corner I think you should consider either Lake Ridge or Manassas (near 66). Lake Ridge is a very family friendly place and there are some smaller town homes and even apartments that are within your price range. It is very safe, but your fiance will likely have a heck of a commute. My recommendation would be for him to look into taking a commute bus to the Metro station, or slug his way to Tysons (not sure if a lot of people slug to Tysons though). Manassas is another option, which is affordable and have a commuter bus that goes directly to Tysons, but you have to be careful because there are some parts of Manassas that are sketchy. And if you consider anything north of Prince William County, unfortunately in your price range you may be in a not so good area. Are you considering buying or just renting?

I might consider looking in the nicer parts of Prince George's, like Bowie ... your fiance is going to have a terrible commute until Metro is built to Tyson's -- then it'll just be lengthy. Silver Spring might work too. Ask on the MD forum.

Be sensitive to his needs as he may dislike even an hour long Metro + bus commute. This has to be balanced against your need for a support network. Then again you are renting, and he can always look for work closer to home.

If you stay on the VA side, then you might be able to get a TH in Reston VA (more likely in Sterling VA) for your budget. I would avoid the I-95 corridor if at all possible.

Bowie would be worse than anything in NoVA. That commute would be beyond awful because it is no where near the Metro and driving out there would be terrible because he would have to go through Montgomery County. If schools are important and given her children's ages, I would not recommend her moving to PG and that is coming from a native PG County person.
