Open floor plan and nice size rooms. Cascades area is also very close to Dulles for driving time yet quiet in that you rarely hear the planes.

Good luck!
And, there happens to be another one for sale on the same street....just not updated inside. If OP wants address, they can message me. Not a realtor...just someone who happens to live in the same neighborhood.

(Saw downed tree and huge stump the other evening while walking my dogs.....put 2 and 2 together!)

Here's an old photo thread that will show you what Cascades looks like. I just scrolled through it and saw a few one stories in the mix, so you can see if what they have would work for you. Or, you could look for a condo. Those are usually all on one level

Lowes Island (lots and lots of photos)

Sugarland Run in Sterling has some one-level models, but not new home (built in the 1970s). Also well below your budget. My particular model of home is all on one level except for a loft-ish upstairs, but I know there is another model that is truly all one level. Even the model I'm in has 3 bedrooms on the main level, though.

Thanks to everyone that posted about neighborhoods that have one level homes. You've given us a great head start and hopefully we can find something that works for us.
