The falls church areas with perceived good schools are

22043, 22046 McLean, George Mason, Marshall
At your budget you could find a townhouse in Marshall George Mason or an older home
The other areas aren't perceived as highly but some of the elementary schools are decent. You can try to move out after elementary school if the prices are high enough to sell at that timeline in your life.

There is no guarantee your child will test out and go to an aap gifted school. The requirements are county wide and there are no per school quotas. aap requirements are pretty high and I believe you now must score high on every subject not just one.

fcyolo has shown you the limitations of the budget if you want the 22043/22046 schools and locations. We looked at numbers TH over there and they are all much small (and older, naturally) than what your money buys in Oakton, Fairfax, etc. The difference between a 1500 SF and 2200 SF TH is pretty substantial, especially for the family situation you describe.

I like this neighborhood in Oakton - large TH many with full 4th bed and bath in the lower level. Only one is on the market at the moment, if the price is reflective, then they have jumped $50k in the past 18 months!

I know that neighborhood well, it's actually pretty close to the vienna metro so that is a plus. Most of oakton is further out. Oakton has very good schools but commuting outside of the beltway can take longer than most people expect.

I'll jump in with a few Reston Recommendations. I little farther out than others are suggesting, but an easy commute on the toll road (be sure to add the cost of tolls into your budget considerations). All these properties are adjacent to Reston National Golf Course and are very convenient to the new METRO stop.

The Indian Ridge properties are one mile from the Silver Line station and the Colts Neck properties are 1.7 miles! Can't get much closer.

I think it really goes to the distance between Reston and Falls Church and where the job in Falls Church would be located. Many jobs in Falls Church are not particularly close to either the East Falls Church or West Falls Church station. If you live in Falls Church near a Metro station, on the other hand, you're presumably close to a Falls Church job by car, and have access to DC by train. The sticky point then becomes price.

Yeah, a lot of times when people say they are going to work in Falls Church it might end up being the contractors in Fairview Park or INOVA Fairfax, neither of which are close to the Metro lines. If it is either of those locations, it really opens up areas to the S or SW (Burke, W. Springfield, etc.).
