Hi - I'm considering having a house built by K. Hovnanian at Eagles Pointe between Woodbridge and Dumfries. I've read some mixed reviews about the builder. Does anyone own a home there? Satisfaction level? How's the quality of the house?

K Hov has been around for at close to 20 years, maybe more. In 1998, I was assigned to handle one of their subdivisions by the Safeway at Old Bridge/PW Parkway (Merchant Circle). (I could be off a year or two, but K Hov was young and buying other builders).

Keep in mind, they are now a large national builder (15+ states). Also, keep in mind, people don't run to message forums to profess how happy they are with their builder - they come to complain. Happy posts are typically found on FB. This is a huge company, what's true in Minnesota, may not be true here in VA. Concentrate on what you find here, locally. Go walk a neighborhood, talk to people in their yards. (Again, key is to talk to a sampling of people, not just one person).

After satisfying yourself on the quality of construction, ask your Realtor (you are using a Realtor?) to pull comps from older units to see how they did. Did the values hold? Public records in Prince William, Virginia are a wonderful thing (Bless you Michele McQuigg, who recently passed). If no sales are available (too new for resales), do the research on a comparable K Hov neighborhood. While the past does not guarantee the future, it is a valuable predictor. This is where the experienced Realtor shines in being able sort thru the data.
