I am having similar issues with my own house. I have dual zone heating and AC. My upstairs AC has been slowing down for the last few years. I've never done a freon infusion yet but I probably need to. My husband has measured the temp. difference between the intake and output vents and it's within the correct range not to be a problem. However, on those over 90 degree days, it takes until about 10 p.m. or later to even get down to 76-78 degrees (I have it set at 74 degrees). About 2 a.m., I'll get to where I need to be. On really brutal days the thing runs all day and night.

My neighbor (who has the same house as I do) was having a worse time. She had leaks and some other issues. She only had parts of her upstairs unit replaced, basically the core of the unit and it only cost her about $4,000 and works perfectly now.

My son's room is the 'hotbox' and it's awfulf or him.

I feel for you and I don't understand your landlord's reluctance. I can't believe he would try to sell the house next year knowing what a defective unit he has. Surely he will get caught on a home inspection...

Anyway, I'd keep pushing. 80 degrees is pretty hot to try to sleep in and I'm sure your daughter's room is higher that that (like my son's). I'd probably keep pushing him on it.

Yes that's the same story basically as ours, temp finally reached the low 70's in the middle of the night, however since the last repair it does appear to be working somewhat better but for how long who knows? We keep thinking the same thing, he'll either have to pay up now or pay up when a home inspection is done when he tries to sell. He was quoted $5000 to replace the unit and told us to go ahead and then changed his mind 4 hours later, the day before it was to be installed! Said it would cause a cash flow problem for him as land taxes were also due. Felt like telling him he'll have more of a cash flow problem if I stop paying my $3700+ rent! And we still have next summer to get through as well
