I live about one mile east of the I-5 freeway in a community called the Coast and I don't understand why everyone calls this "soccer mom" territory. I am new to the area, can someone please explain why this area is inferior to the area west of the freeway?

Its not inferior, but it typically is more suburban and has more families. You must admit, an area like Talega is much more "soccer mom territory" than areas near downtown.

There is a friendly San Clemente rivalry that everyone who lives west of the 5 lives in the "original" San Clemente and is where the beach culture in town originates. The eastern portion is newer single family homes and can be called "soccer mom" territory due to neighborhoods like Talega, Forster Ranch, the Reserve, etc... being newer master planned communities. Its not a bad thing, but more of a reflection of two different vibes in the city. I think its great the city has very suburban areas and areas that have that funky beach town vibe with apartments, duplexes, beach shacks, cottages, etc...

its the 405/5 rule: Civilization ends east of the 405/5 and doesn't pick up again until you hit the Hudson River

Ain't that the truth. Trying to get friends and family from So. OC out here for a visit is like pulling teeth. They think "it's so far" (said in a whiny tone). I even had one resident of San Clemente ask me if "I was going to drive all the way back to Fontana tonight, or would I be spending the night and making the drive in the morning." He didn't seem to believe me when I told him I'd be leaving around 10pm and the trip would take me less than an hour. He seemed to be of the opinion one needed to prepare for that journey like the pioneers prepared for a cross-country Conestoga wagon trip.

Can't you just make the drive yourself and wander around Del Mar and the surrounding, winding streets and neigborhoods by the beach and then do the mental comparison?
