Totally agree regarding the yard... So many new homes >$1m and even 3k sq ft sitting on <4k sq ft lots with neighbors all around.

In OC a nice year is replaced by parks, pools, tennis courts and other amenities that are part of the association. They can cram more homes in and with the HOA dues provide nice areas for the residents to gather.

For a ranch and a large yard I like the areas in Tustin east of Redhill. Price wise be ready for $1.XM. FV and HB have fair number of decent neighborhoods, good schools and 2 story 2,500 SQ FT houses on 5 - 6,000 SQ FT lots. The Costa Mesa neighborhoods near Adams are nice too with very good schools. Updated, upgraded homes in these areas are nearing $1M.
