Hi,

I'm currently living in Northern VA and in the process of moving to Orange County in the next couple months. I would like to eventually find a home for purchase (SFH or TH with 3 bedrooms/2bathrooms) somewhat close to Tustin area. Areas of interest include Anaheim Hills, Mission Viejo and nearby vicinities (with good school districts). Household income is around $350k, I can utilize my VA loan and put down a good amount for down payment (30-40% of loan). No other major debt. So, based on this, should I buy or rent for now and wait until the market cools down? Any insight would be greatly appreciated.

We all wish we had a crystal ball for the housing market. However, I would always recommend that someone rent for a while and get to know the area before immediately jumping on a house.

I'd start with North Tustin and Orange Park Acres. No need to travel all the way down to Mission Viejo or up to Anaheim Hills to find what you're looking for.

I hate moving twice so I would prefer to buy. But make sure you're committed to stay for at least 7 years to weather the real estate market ups & downs.
