I'm sorry if I am posting this in the wrong place.

We moved to Houston 1 year ago from Chicago. Now my husband's job might take us to Irvine. I know nothing about CA except that everyone keeps telling me it is expensive.

We are a young multicultural family with soon to be 4 kids 5 and under. Like so many other ppl on these boards, we want good schools, low crime, family neighborhoods, etc.

Can anyone please 1) describe Irvine 2) if it's not good for families, suggest other nearby areas 3) recommend a real estate web site for the area 4) give me an average price for 4 bedroom homes in the area.

Thanks!

This should go in the Orange County forum. (I notified the moderator who should move this thread.)

Excellent schools.
Relatively high percentage of Asians
Masterplanned

Excellent for families

Other places to consider: Cypress, Los Alamitos, Mission Viejo, Fountain Valley all have pretty decent reputations and schools and may be less expensive than Irvine.

Here's a picture of all 4+ BR homes under $500K in the Orange County area

Irvine is a masterplanned, upper middle class suburb in Central OC. It is ethnically diverse with large east asian ( Japan/China/Korea), Indian, and Persian communities, along with one of the larger jewish enclaves in the OC. The closest thing I can think of to it in Chicago terms would be Naperville, only more diverse and probably a little more business dense.

Irvine is a great place for families, particularly young families. the "masterplanned" aspect of the city means it has tons of parks, playgrounds, pools & other amenities that are great for kids. It also has what is probably the best school district in OC and one of the best in all of So. Cal.

The downside is it is expensive, even by CA standards. You can get a 4br home in Irvine for $500-900k, with the median probably around $650-700K. There are other cities close by in OC that offer some of the same amenities and also have very good schools but are a bit more affordable(10-15% less). These include Mission Viejo, Laguna Niguel, Laguna Hills, Foothill Ranch, Rancho Santa Margarita, Aliso Viejo, and many more in the area south of Irvine.

Poke around the OC forum and you'll find much more additional information on all of these cities. Good Luck!

Hi Chigacomama, take a quick read of my thread about the current real estate market to get an idea of what is going on ----> http://www.city-data.com/forum/orang...ng-market.html

How is Irvine to live in? It is great...centrally located in Orange County, nice weather, well planned out master plan city, very safe, and has great schools. I've lived in Irvine for about 10 years and do most of my business here. Most of the buyers who I work with are only looking to buy a home in Irvine for some of those reasons mentioned above. Other surrounding cities like Tustin Ranch, Aliso Viejo, Laguna Niguel, Mission Viejo, and Newport Beach/Coast.

Feel free to ask any other questions.
