We are moving to the Oregon Coast in about a month from South Jordan, Utah. My mother lives in Lincoln City so I would love to be as close to there as possible. We have found it extremely hard to find long term rentals. Does anyone know where or whom to contact in order to find long term rentals. We are a family of 6 and are looking for 4+ bdrms (which is making it more difficult). Thanks in advance to any replies. On a side note, with have check dolphin realty, thenewsguard, craigslist and real estate 100. If anyone has any "inside info" would be great. Thank again.

Sorry to tell you but they're extremely rare. Plus it's coming up on summer so most of the rentals that are usually available are already taken up by Summer Vacation rentals.

While about an hour away, McMinnville and Salem may be your much better bet.

Ya, we have noticed a decrease in rentals popping up. We would like to be as close to the beach and Lincoln City as possible, but it is looking slim. Well, hopefully we will be able to find a place soon. Thanks for your reply.

Your best bet is rental agencies - most long-term rentals on the coast usually means contacting an agency, who acts on behalf of the homeowner(s).

There are a few apartment complexes and the like, but they're rare indeed.

Your best bet involves a couple of things:

1) Craigslist (triple-verify everything before writing a check, and be sure to visit the property in person at least once).

2) the local paper classifieds, both the online ones and the paper-only ones: For instance, the "Shopper" (Tillamook County) often carries private owner rentals that few if any other outlets have. Have your mother do a bit of eyeballing for you in that direction, since you're wanting to move near her.

3) Do a bit of Google for "long-term rental agency" in the county/town you want to live closest to.

One note: be prepared to drop a fairly big wad of cash up-front. Unlike in-town, most landlords/agencies will want at least a $1000-$1500 deposit, in addition to first and/or last month's rent before you move in. Many will also request/demand an application fee.

Oh, and one more still. If you smoke, or own large dogs, you're going to have a real tough time of it (I'm assuming that, being from Utah, you don't smoke, so no worries there?) On my end, the hardest part was finding a place that would accommodate a small dog that we have.

Ah, and one final note yet: Always be sure to walk through the property before signing anything. I have personally seen ads for places that looked awesome in the pictures, in great locations... But upon inspection were tiny, dirty, torn-up, and in one case (in Seaside), I found one literally half-eaten by black mold and rusty appliances (no, seriously - the coast is brutal on structures and appliances alike - if it isn't cared for, it will fall apart in a hurry).

We are looking a detached home.

I have been speaking with some property managements, just was thinking maybe there was a site or something I was missing. It is hard to find agencies because there are so many vacation rentals on the coast. I will just continue work with these agencies and see if something comes up.

We do not smoke, but even though we are in Utah we do enjoy a beer or two

We are moving up there to take care of my mother in Lincoln City, so we figure if we are going to be there then might as well be as close to the beach as possible. 4+ bedrooms here are a dime a dozen as us folk from Utah have large families.

Thanks for your input. Hopefully we will find something soon. I am in town next week so maybe I will have better luck actually being there.

One other bit that may be helpful...

Check in with vacation rental agencies *and* real estate agents. Both often do long-term rentals on the side, but often by word-of-mouth due to there not being a lot of demand for long-term rental.

(incidentally, I am renting a 4-bdrm house right now, though I'm in the northern end of Tillamook County. They are around, just not that plentiful.)

You might give Padmapper.com a try. It's mostly for apartment hunting, but there are houses listed.

But as Random_Walk said - when it comes to properties posted from Craiglist, verify verify verify.

You can try here. They have a lot of renatals on the coast. Some in Lincoln City. Monthly Rentals

I second rtg143's link. I got my long term rental through Dolphin. They are based in Newport, but have some Lincoln City, Depoe Bay and Toleda listings as well.
