My kids were not even allowed in my room unless they were sick if that makes you feel any better.
I agree with you, there is no need for them to be in there, unless you are in there yourself, be it watching TV, putting things away, folding clothes...but by themselves, no they have the rest of the house to be in.

Where does she do her homework and hangout with her friends? In her room? Those would be points in favor of a bigger bedroom for her and your getting the whole rest of the apartment.
If it works for her stuff and area to be contained, then keep things the way they are and look for other ways to reinforce the need for respect. BTW - a little snark is normal in that age. My DD usually knows to stop with just a look or a quiet word. Often, she doesn't realize she is crossing the line, which is also normal as tweeners learn to talk with adults as more adult themselves verses as children.
Why should you feel guilty? Take the bigger bedroom and I am assuming that it really is only a fraction bigger after living in NYC most of my life. As Nightcrawler stated you can both take this as an opportunity to re-decorate. So get yourself on a Watercab and head over to Ikea in Red Hook and have a yummy hotdog at Fairway!
As they got older we used to take field trips from their bathroom to my bathroom to examine the differences. They never did give me an explanation on what could possibly happen in their bathroom to make it look the way it did.
I never hung out in my parents room growing up. Why would they belong in there? There is nothing in there for them. Thy each had their own bedroom, the living room, playroom, their own bathroom and the basement. I think they survived without running around my room too.
