We were able to keep the taxes low because it is a 1200 sf cape. I did redo the entire house, but I never changed the footprint which made all the difference. My neighbors who have dormered are paying 14k-20k depending on how much sf they added and how many added bathrooms.
We downsized from 3000sf to this and are loving it. So much easier to manage.

Right. When I lived in the northeast, my neighbor cleared a couple acres in the back. Suddenly, taxes jumped 50% because they now had a “view property”.

I could see where a couple your ages in that area would have to have a 1M nest egg just to cover property taxes and health insurances. You did a great job managing both sides of the equation !

The game here in CA is to not move and if you do, wait till you are a senior, and downsize.

When my husband turns 65, the school tax will be half. That's the senior star program.

My 1.5M house has 9500 taxes. Neighbors who have similar homes and are original owners from the 60’s have 2k annual taxes.
