This is becoming less true every year. Students are having to take out larger sums because families don't have the money. That's besides the fact that the middle class is shrinking.

I think that the student loan crisis is going to hurt urban growth nationally when the **** hits the fan eventually. Young people cannot continue taking on such huge amounts of debt without adequate jobs available, and universities will hit a crisis when that becomes true (as well as the urban areas they occupy).

This will hurt a lot of cities IMO.

Either way, Lower NE Philly is shot.

The lower Northeast is definitely on a downhill slide. When I moved out of Wissinoming, it was starting to fill up with Section 8 tenants. A few years ago I had to go back to the old neighborhood. Most of the businesses that were on Torresdale Avenue and those at the intersections on Bridge Street were gone. The homes don't look that bad yet. Crime has increased significantly though.

The Borough of Queens, NY has some some very expensive affluent neighborhoods - Bayside, Fresh Meadows, Forest Hills, Kew Gardens, Jamaica Estates, Hollis Hills, Flushing Hillcrest ... and some very poor areas as well like South Jamaica.

I forget where I read it, but Queens is actually the most economically homogenous (I forget the exact term they used) borough. In other words, there wasn't that much of an extreme difference between the rich and the poor. (So there wasn't as much of a gap between say, Douglaston and Far Rockaway, compared to the Upper East Side and East Harlem).

I lived in Fox Chase long ago (and spent part of 1990 in Rockledge, which seemed similar). Fox Chase was always nice at least up through the 90's, and it makes sense that it will be better than Mayfair but not quite as good as Bustleton, where I also lived long ago. Actually I never thought of Fox Chase as being Lower Northeast because the vibe is different from areas such as Mayfair, Frankford. Burholme I can't say is more like Fox Chase or Lawndale but as I said I haven't lived down there for so long.

Haven't been to these areas much lately but I agree with you. I alwasy thought of lower ne as south of Cottman Av.
