Hubs currently works for large financial firm in Charlotte and may have possibly job relocation opportunity where the job would be in Malvern. My mother lives in the Poconos and other than lay overs I can't say I've ever been to PA. I've tried looking at other posts but a lot are older.

-What are some safe towns to check around around Malvern (or Malvern itself?) Looking for family friendly, maybe a cute downtown or area with cafes, restaurants, playgrounds etc.

-I don't have a budget yet so give me in general on what would be a reasonable price to pay for rent. House or town home. I prefer to not be in the thick of it unless the neighborhood is really nice/family friendly. So I'm looking more in a suburb. We have an 8 year old daughter so at the very least a 2/2. Also she's homeschooled so schools not an issue.

-What concerns to I need to be aware of with Philadelphia being an hour-ish away. I did a city comparison and its much higher in crime than Charlotte. That worries me because we've already been broken into twice living here in Charlotte and we're in a "safe" area. Does it bleed into the surrounding towns like Malvern or is it more contained within the city itself?

We may be coming up for a visit in June so any place we should check out would be helpful.

In terms of safety of the city itself and crime bleeding into the suburbs, Malvern is part of the Main Line (or greater Main Line, since the old boundaries of the Main Line technically end one town over in Paoli), which is generally among the wealthiest and safest areas in SE PA. Does crime exist? Sure. Do you hear on the news about it happening daily in the Main Line towns? No.


Don't know if you'll be getting relocating services from the employer, but a good many coworkers of mine who have relocated from elsewhere rented in the AVE apartment homes on Route 30 (Lancaster Avenue) right in Malvern. It's a good jumping off point for looking into the area a bit more.

I think the biggest worry you'll have in Malvern is that you'd die of boredom. As Flyers Girl says, Malvern is, I believe, on the far end of "The Main Line". A stretch of comfortably and well-resourced boroughs along the Route 30 corridor (Lancaster Ave). Surrounded by great places to do the 'suburban standard': Malls, eateries, movies, summertime dairy queen and Ritas water ice on the ave, etc. Very placid kind of place that makes it a great place to raise a young family. Also comes with a modest dollop of condescension of the city (lol, I kid I kid).

Philadelphia now is not the Philadelphia of old, meaning that it is quite impressive these days, but its admittedly not perfect and has its struggles, but generally, you need have no fear when going about your private business, especially in center city.

This is part of one of the most idyllic Suburban Philadelphia areas IMO.

Towns along that stretch: Ardmore. Bryn Mawr. Wayne. Paoli. Villanova. Radnor. Devon. Berwyn. All with varying degrees and scales of McMansions and Olde Philadelphia Aristocracy gated properties and private roads to choose from balanced with a decent smattering of communities the comfortably stable middle-class can also find a patch to stake a claim on. A very well to do area of this, erm, area.

There is no crime concern in Malvern. That's one of the wealthiest and safest suburbs in the Philly metro area. It's also far enough out of the city that inner city crime doesn't reach there at all.

Malvern is nice because it is in a good safe area, has a small downtown, and a Septa Regional Rail stop. Boredom will not be a problem, especially if you have a car. There's a lot to do in the area, and KOP/Valley Forge isn't far either.
