Thanks for all the input. It looks like I will get more bang for the buck in Mt Airy/Germantown area. I appreciate that suggestion. More space, and even some with garages and more off street parking. It seems it might be a bit more for partnered gays and straight families. Is this a bad spot for singles looking to mingle a bit?

When I looked all over the city proper, the places in my range mostly have on street parking, or are pretty outdated.

Lastly, I am looking into amenities in NW Philly like: gym, groceries, coffee shops, stores etc, since if i lived there i would likely be doing my everyday type errands up there, and going down to the City Center on weekends or on occasion.

I've been seeing someone for about a year and a half now, but we're not partnered, and neither of us live in Center City, let alone the Gayborhood (he lives in the West Philadelphia neighborhood its residents call Hestonville but no one else seems to).

If you want places where single gays meet, your options are pretty much limited to bars in the Gayborhood or affinity groups (e.g., sports leagues, nature lovers, political groups, etc.) The good news is, there are many of those out there. You're not going to find anything I'd call a gay singles scene in Northwest Philly, not even on Tuesday nights at Earth / Bread + Brewery. However, most of the people who show up for the LGBTQ Chat 'n' Chew on that night aren't partnered.
