By any chance did you move here from a large city on the eastern seaboard?

I can see how Phoenix would seem lacking in hustle-bustle compared to someplace like New York City, but to many people who moved here from the midwest it is plenty fast-paced.

It all depends on perception.

Most suburban areas in the far west valley are appealing to me, Litchfield Park, Surprise, most locations in Goodyear, some parts of Buckeye, and the northern part of Avondale.

I'm from a small town in upstate NY and have lived in many cities (philly, london, wilmington de, minneapolis, denver) and visited countless others

phoenix is sleepy, spread out and very suburban ..... it would be on the bottom of that list for fast paced and well behind the major upper-midwest cities (mpls, chicago, milwaukee, etc) .... i can't speak to the lower midwest because I haven't spent much time there

it's got a faster pace than places like tucson and albuquerque (that place is frustratingly slow)

but I agree - a lot depends on perception and personal tolerance/experience

Is Greenway and 17 called Deer Valley? Ponderosa Homes North or Northgate subdivision - I saw a listing for under 100,000K with 4 bed 3 bath, in ground pool and spa......... I was shocked - it's over 2000 square feet.... Is this a sketchy neighborhood or is it nice - but prices are simply irresistable now? I can't get anything like that in all the states I've checked out lately - certainly not California -- that would be well over 800,000.... And certainly not in Fountain Hills AZ........ Michigan has some nice homes similar but they are still at least 129,000K for that much house - let alone a built in pool........ I'm looking in Florida too - am in California now - I always end up looking seriously in AZ though because I can afford housing - I mean to buy very very soon --- but things like this always have me wonder why so inexpensive?

Scottsdale is probably your best bet, North Scottsdale. Mabye Cave Creek or Carefree if you want a pretty area, semi rural, yet fairly close(by freeway, the 101) to nightlife and other Scottsdale type stuff.

That's on the edge of what I would call Deer Valley (which is pretty loosely defined). Older homes, pretty much, some neighborhoods a little nicer than others. I'm not familiar with that particular subdivision, but I'm in that general area quite a bit... if you want me to take a drive-by look, DM me the address.

Ponderosa north is older, homes built in the 1970's. Wood frame houses, shingle roofs, not an appealing subdivision. Northgate is adjacent, but those homes are less than 5 years old, Shea Homes, I think. This is not a terrible area, but a bit working class, sandwiched between a busy freeway and a noisy horse track.

And azriverfan was being facetious about Mesa
