Good points, azdr. I agree 2 people don't need 4500+ sqft! I didn't mention in my op that we have 2 boys (currently 18 and 15) who will use the house with us now (or whenever we buy), and will hopefully come visit during/after college. Still probably doesn't justify 4500+, but it won't just be the two of us all the time. Since we are planning for this to be not a vacation home, but our 'home base' in the mid-term and beyond (only a small condo/apt in Chi by then), we do wanna have enough space for guests.

Totally agree with you about 'closer in is better'. Funny, many people from here are buying out there, and it seems the farther north they can go the better (troon, desert mountain, carefree, cave creek, etc). I'd much rather be closer to the city -- but have to balance it with the wife's desire for views/open spaces, etc. But she and I agree no cookie-cutter. Our agent is telling us that 'cactus corridor' (my infamously introduced term to this board) might be a good compromise. Bigger lots, more diverse 'real' neighborhoods vs say DC Ranch or Ancala.

Your idea to go smaller to get a better prop w/i $ range in PV is a good one, and we'll look into it. Any other ideas?
