I've heard so many great things about Agritopia a few years ago. I was wondering, if it still is a great neighborhood to live in. Are the people friendly? The neighborhood looks really nice compared to most Phoenix neighborhoods. Verrado, Marley Park, and Morrison Ranch are the only neighborhoods that I would go with other than Agritopia, because I like neighborhoods developed like that. Any suggestions?

I looked at the houses in Agritopia a few years ago and felt like they were seriously weird in this SW desert climate. Sorry, but it felt completely out of place to us.

And if we reacted that way, how many others would? I'd look very carefully at DOM for resales and other data.

More importantly, where are you working???? The communities you mention are ALL over the valley.

I work in central Phoenix, and the commute is not a problem for me. I just like the feel of those neighborhoods, but I want other opinions. I agree it seems weird in the desert, but I don't mind. Thanks for your input

Agritopia is a very popular community. It is close to the 202, shopping, restaurants, etc. Occasionally, there is a bad apple: Arrest in prostitution ring shocks Agritopia residents

Agritopia is still a highly desirable community in a great location.

The operation the person in the news article is allegedly involved in apparently did not have any physical prostitution activity going on in his home. From the article it sounds like they ran an online escort service that arranged these dates that would take place elsewhere.

D
Id be more concerned about that commute to downtown phoenix than some prostitution. But that's just me.

I love Agritopia. It's very family-oriented, the homes and streets are beautiful, and there's lots of grass and trees. I don't think it feels weird in the desert. In fact, I found it to be a welcome change for someone who misses green grass and trees. Also, the Coffee Shop and Joe's Farm Grill are awesome, and you can walk there!! Huge plus, in my book. And the dog park next to Agritopia is great too. The only downside for me was the interiors of the homes we looked at felt a little closed-in to me. I prefer open concept, and the few homes we looked at were not designed that way. But that's not an issue for many people. And there might be floor plans that are more open then the ones we looked at.

Morrison Ranch is also very pretty - love the grass everywhere! And it's super family oriented. TONS of kids. And it's a great location. But spend some time there during the day to ensure that the planes flying out of Gateway don't bother you. My kids had soccer practice there for a few months, so we were at one of the greenbelts in the evening every week, and I was really surprised at how loud those planes were. Doesn't happen frequently, but it's loud. And there's talk of that airport increasing the number of flights it offers, so it might be an issue in the future. Just something to consider.

Verrado is beautiful, but it's way the heck out there. When we looked at it a few years ago there wasn't much there in the way of commercial development. Maybe it's changed since then. But don't underestimate the PITA factor of having to drive 20 minutes to the nearest Target, or having only one grocery store to choose from within a 15 minute drive. While it might not be a huge deal for you, it might be for someone who's looking at your house if you have to sell in a few years. Just my opinion, of course

If you like the look of green grass and lakes, did you look at Ocotillo in Chandler? That's a beautiful neighborhood, close to shopping and restaurants, and a bit closer to PHX then Agritopia.

Thank you guys for the input. I'll have to take time and go to these neighborhoods and see which one feels the most comfortable to me. I'm probably going to narrow it down to Morrison Ranch and Agritopia, since I prefer the southeast valley over the west. I'll have to look at Ocotillo. I love green grass and lakes
