Flippers aren't gonna spend $10k on countertops.. that's the mark of a homeowner who watches too much hgtv & takes out a heloc to freshen a kitchen, "because you get at *least* 88% of your dollars spent on a kitchen returned at resale"..

Flippers buy the $26 sq/ft granite & paint over the oak cabinets..

But hey, if it wasn't for flippers, every home on the mls would have at least one purple bedroom, one "ASU red" room, and one "sunshine yellow" room..

Whats wrong Zippyman, why the hate on the "red, yellow, and purple" 3bd/2ba of AZ?

I kid, I kid, although that is true, if it wasn't for them, you would get to see a lot more 'unique' room colors.

Stay away from Home Depot and go with someone local if you are going to reface the cabinets. After dealing with the people that HD contracts out I did much better by hiring someone locally for a similar project.

We called HD for a refacing estimate including granite countertops. $34,000!!! which after their 15% promotion came down to $30,000. When we almost fell on the floor, he said that we could do the granite separate from the reface and came down to $16,000 for the refacing - what?? $14,000 for granite that should be $6,500. The guy was crazy. (A local family owned company later estimated $7,000 for refacing.)

We very politely sent him on his way and are getting estimates for replacing the cabinets. We're ball-parking about $10 to $12,000 for all wood cabinetry (which surprisingly includes an estimate from HD.)

Bottom line for us, we're going with new cabinets so we can revise the kitchen layout a bit and have a better quality product to enjoy and help with resale value.
