Why do you need to look even further out?? That will put you in Buckeye at least. And yes, it will be the desert.

I live in Tolleson, right on the Avondale border to the south.

To be honest, I've found the entire SW valley to be a bit shady. Lots of crime (auto thefts, drop houses which hold illegal immigrants, a few homicides) in the areas of Avondale/Tolleson/W Phoenix.

The 2 best areas I've seen in the W Valley are N. Glendale/Peoria and Goodyear.

Goodyear is adjacent on the west to Avondale, and seems pretty nice whenever I'm there. It is much closer tha Glendale/Peoria.

This is just my opinion based on personal experience for the last year and a half.

If you want to live out in the West PHX area, I would suggest Verrado. I also like the Litchfield Park area. There's also a neighborhood called Estrella Mountail Park (or is it Ranch?) that's pretty nice, too. I dont' own a home but I am looking to buy in a year so I've been looking around. My suggestion is if you are relocating, try to find a place near where you work. Obviously a job is not permanent, duh, but traffic on I-10 in the morning SUCKS. I have a 7am class, live out less than 30 MIN away but I leave the house before 6am IN CASE the traffic is bad that day. I've been almost late once or twice!

There's other nice developments in Goodyear. All of the Canyon Trails Master Plan is nice as is the Pebble Creek area. There's are lot of nice areas north of I-10 in Goodyear too. Further out is Sundace (lots of rentals but otherwise an OK area) and Verrado. Even more out there is Tartesso, a nice place that got in late on the housing boom and probably knocked back a few years in terms of sales.

Traffic is a mess on I-10, but additional lanes will be available next year. If the recession holds, the lanes may actually improve things for a while.
