New here! My family and I are looking into buying in cave creek. We found the house but just learned of the landfill that is almost directly across the street. I understand that it is "inactive" but I'm not quite sure what that means. Google search shows that it is currently a waste disposal and recycling transfer station for the city of Maricopa although it's not listed as a "landfill". Does anyone have any info on this? The neighborhood is dove valley ranch. We aren't sure if this is something that we would regret if we fully went through with the offer. We aren't sure if it is going to smell, if noise will be heard from dumping and trucks, and if it will hurt future resale values. We can see it from the backyard, but it just looks like a large foothill but on google maps we can see the loading center. Thanks for any help you can give!

You must mean Maricopa COUNTY, not the city of Maricopa, which is about 60 miles away. Have you talked to the neighbors about their experiences?

The big hole landfill has been filled in and closed. It's now a transfer station.

This kind of thing is a great excuse to talk to your (potential) new neighbors.
They'll either confirm or deny your fears & you'll also see if the people next door are the kind of people you want to live next to.

If it was a "closed" landfill site that would be one thing, however because it's a "transfer station" it will remain open for many years to come due to the growth of the norther Phoenix area and all of the new construction. There will always be a need for a transfer station for that area of metro Phoenix so they'll not close it anytime soon.

I go there every few months and am always amazed that there is this nice golf course right there next to the dump.
