DMB communities are awesome. Tend to have better/higher design standards. Look at Verrado (where I own a home), Marley Park (where my aunt lives), and DC Ranch to get a feel for what you can expect in a mature community. Homes in DMB communities do cost more/sq foot; however, their developments tend to look and feel better than other communities.

The look and feel of Verrado is amazing. I'm not going to lie there. One of the coolest subdivisions I have even been through. The location of the community isn't desirable to me but Verrado itself is awesome. I like how it looks and feels like its own little town. So if Eastmark will be similarly set up than it's sounding better and better. As much as Eastmark isn't located in a great part of town to commute from, it's better than Verrado in that regard.

5 active Superfund sites in Maricopa County
Search Desert Proving grounds Superfund. It's no longer active as they state it was "remediated". I had a parent that worked out there for quite a while. It was mainly lead and heavy metals in the ground water and soil. They use to bury old test cars out in the desert and when it rained it soaked through that. They also had leaking underground storage tanks for gas. TRW is more of a major concern as they are still active and some of Eastmarks land was from TRW. I drove through Eastmark months ago and had a neutral opinion. I wasn't excited about it, but it was early in the development. I'm sure DMB has a plan to make it another awesome community. I suspect Eastmark won't have the same upscale feel like Verrado with it's custom homes and the casual upscale feeling found in town's Main Street District, but I'm sure it'll be extraordinary.

I have been in the neighborhood about 4 times since it opened. I was at the day it opened back in 2013 and I am visiting Meritage's Innovation Park that opens up today, which is gated. Eastmark has a nice desert feel with some grass ties into it. I have heard they have already 600 homes sold in the 2 years they have been open. Ryland, William Ryan, Taylor Morrison, and Shea are developing the Phase 2 of Eastmark, with all but Shea opened and selling. As patrick85395 said, there will not be a "main street" feel like verrado currently offers. However, Eastmark developers plan to develop a 550 homes upscale neighborhood known as Estates At Eastmark. That might offer some custom lots, not sure though. The Estates is at the SE Corner of Signal Butte and Ray. Anyways, Eastmark is growing and offers much to come in the future and with the new Apple $2B Headquarters coming, it sure will continue to grow.

It's an amazing community but in a remote location. It's extremely far from everything. If you are someone who doesn't use/engage in the airport, downtown Phoenix, old town Scottsdale, concerts and professional sports, it's a fine place to live. Unfortunately, proximal Phoenix is built out so new subdivisions have to go to the extreme outskirts to build communities now. If you are someone who works in the nearby area and primarily stays at home, it's a great place to live.

Personally, I don't think it's worth spending so much money to live in these communities. I'm not just referring to Eastmark. They have new communities in far north Scottsdale, south Chandler etc. They are just too far. You can get really good deals in the proximal Valley on homes that have been completely renovated to look like the new communities that are coming on the market now. And if you don't have kids, you should really look into the condos and townhomes that are emerging in downtown Tempe, Phoenix and Scottsdale.

Certainly there are other communities that may offer a shorter commute; however, for me, life is more than my drive to work. DMB communities excel at developing a sense of community. If that's important to you, then drive through any of them and then visit adjacent communities. Notice the color palate, staggered setbacks, winding streets, exceptional landscaping, the many parks. The differences are apparent.

I'm sure that I sound like a commercial, but I'm a fan of well planned developments and Eastmark will probably be one of them.

So many neighborhoods that are tan wastelands notable only for their mediocrity. Who wants to settle for that?

I already have a sense of community. My friends live all over the Valley. My social life is not limited to the neighborhood I live in so the community argument doesn't apply to me. Like most people, I choose a neighborhood based on other factors like commute to work, safety, schools and appearance of the community. There are nice communities all over the Valley so why in the world would I waste half my day driving 1-2 hours one way just to drive to work or events. Aside from increasing my cortisol level, I would truly be wasting valuable time that I could better allocate elsewhere like spending time with my children. It doesn't matter how nice a community is if you don't get to enjoy it because you are spending 2-4 hours (with rush hour) each day on the road. Your "tan wasteland"refers to the cookie cutter communities all over the Valley, but there are many non-cookie cutter communities in much better locations; they are not limited to DMB communities. If the highlight of your day is driving to your local Fryes grocery store, I get it but if you want to do more like attend a Suns game on a weeknight, you are probably better served living elsewhere.

It's not much different from any other master planned community on the outskirts of the metropolitan area of Phoenix even if they market to you as different. If you are considering Eastmark you might as well keep an open mind to the many other developments around the valley. Not much as far as uniqueness about any of them except that they are new. If you are considering the east valley try looking at the Mountain Bridge development area or Las Sendas Community, feel like you get nicer houses in a more picturesque area. Sorry don't know what your budget is??? Verado is the west side version of Eastmark so check it out too if your looking.

As far as water concerns. Don't worry about it because you will be getting City of Mesa water, you wont be pumping you own well in the area.
