Can anyone tell me what it's like living in the northern Phoenix area near E. Deer Valley Dr? I will be looking specifically at condos called Toscana at Desert Ridge. Is the area crowded? Are there lots of traffic? Are there amenities...stores, restaurants in the area or do you have to drive 20 minutes to find a decent restaurant?
Is anyone familiar with these condos? If you can provide your thought and reviews if you live there, that would be great!

Tatum Rd is crazy busy especially during holidays.

But, you’re in a great area that borders N Scottsdale, without the N Scottsdale premium. Tons of shopping and restaurants, top schools, and next to the 101 and 51. Great golf.

I used to live in Desert Ridge from 2006 -2016, and kind of soured on the area. Traffic around Desert Ridge Market (DRM) is very congested. Toscana is close to 56th so at least you would have a convenient bypass to Tatum to get to the freeway. At rush hour Deer Valley Rd backs up at Tatum Westbound in The PM and Eastbound in the AM. 101 Freeway is backed up as well. While there is a decent amount of stores/restaurants at DRM, I always felt the immediate area is underserved. DRM is always congested and I cannot think of a shopping center in Phoenix that has worse/slower traffic flow. I for the most part avoided DRM as much as possible and drove the extra 5 miles to other shopping locations across the freeway. Also, Pretty much all the vacant land in desert ridge is owned by the state. They are selling it off at a snails pace, so it may be a very long time until the area gets built out or before any new retail/restaurants gets added. If I were to live in the general area again, I would want to live on the south side of the 101, where traffic is better and there is a more choices for shopping and dining, especially further east in Scottsdale.
