Dobson Ranch is much closer in, and older. It's a nice area, that I've driven by and through many times. I would imagine crime rate is low either area.

I suspect both are Mesa school district, but someone who knows Val Vista Lakes better could tell you-- that area could be served by Gilbert SD.

Dobson Ranch is Mesa School District, and Val Vista Lakes is in the Gilbert School District.

I love both areas, Val Vista Lakes is a bit newer, and closer to some newer development, but both are really convenient to the freeway and other shopping.

I do know Val Vista lakes does have a clubhouse and some nice amenities within the community, not sure if you have to pay for membership there or if all residents have access to the clubhouse. Crime is fairly low in both areas, if I were to choose (and if I had kids), I would look for the better school district as a big deciding factor

If you have elementary school children, they have Dobson Academy where they can go from dobson ranch. One of the best charter schools. Nice area, I lived there. Do not know much about val vista.

Val Vista lakes for sure because it's Val Vista Lakes and not Dobson Ranch. It's a much better area with better schools.

Do you live anywhere near one or the other? Why is VVL "better" area? (Just curious).

We live in Dobson Ranch and there are things we love about it and a few things we don't like. I don't know much about Val Vista Lakes, so I can't really compare the two. For us, Dobson Ranch is great because of the location. It is just central to everything and we LOVE that! We have small kids so we haven't paid much attention to schools yet. We do like the community centers and playgrounds here. We also like that the homes are older so the lots are a little bigger than new developments and the houses look different. The newer developments are nice, but they all look the same. Some people love that, it just depends on your personal preference. We've never had any trouble with crime and we are very happy here. Some of the surrounding areas are a little run down, that would be our only complaint.

It really depends on you and your priorities. Dobson Ranch is a well established neighborhood very close to commuting rts to Phoenix, Scottsdale etc...

Val Vista is much further out from Phoenix but is beautiful with lakes, clubhouses, etc...

I'd skip the east side altogether, but between those two - Dobson Ranch 100%.
