What area (Subdivision) in Goodyear is consider GOOD if one can affords up to 130K ?

I live in Oasis at Canyon Trails and there are some very affordable homes in this subdivision as there are throughout most of Goodyear. We have been very happy with our home and neighborhood since moving in a year and a half ago.

It's still going down but I wouldn't call it a nose dive anymore.

Look at Estrella. I purchased a great home there recently for $130,000.
I also like the neighborhoods near the Super Target on Cotton Ln. I wouldn't think you'd have much trouble finding a home there for $130,000.

Are there a lots of empty houses in your subdivision ? Is it getting better or worst compare last 11 months ?
When drove by Estrella Parkway and Van Buren i noticed north of Van Buren has been builded Safeway and Walgreen across the street. But the south side of Van Buren right on that intersection is huge empty land there and i wonder if there will be any commercial developments anytime soon.
If yes then what likely going to be ?

Go to Hud.org and file through the homes there. Most with creative financing and UNDER 130K. How many working class people do you know who can pay that kind of money for a place to live without having 2 jobs?

I wouldn't expect anything anytime soon on the SE corner of estrella/van buren - but I wouldn't read much into it

If I recall correctly, the original plan was to have that be an Albertsons - before albertsons went through with their issues

I know there are some home available in the newer part of Wildflower ranch (down 159th between van buren & yuma) for an absolute steal

I don't know much about Centerra, but I imagine there is availability there as well.

Canyon Trails would be another good choice.

There is a Frys Marketplace going in at Yuma & Sarival (between estrella & cotton) and there will be future development around the ballpark and yuma & estrella is the future home for the goodyear city center - I personally know of a short sale where they are looking for $80k and a traditional sale where they are asking just under $100k

the bulk of the foreclosures have come and gone ... there are still some cycling through as well as short sales, but not nearly as bad as it was a year to 18 months ago

A 30 yr mortgage on 130K is under 700 a month at current rates. One would meet a conservative "ratio" test with an annual income of $36,000 including tax and insurance. The median income for a 4 person family in AZ is around $61,000. I don't know how much more "affordable" home ownership can be.

Having said that, it is getting harder to find bargains. The for sale sign forests are gone from the streets and the foreclosures in good shape seem to get grabbed up pretty quickly.
