I don't know about the idiot realtor part but I agree with that if a house looks like a good deal, it probably has a major issue. We are house hunting in Mt Lebo and the issues are little yard/no yard, tiny kitchen, bad street, high-tension power line way too close, I could go on and on...

I've been living in Sunset Hills for about a year - so far no complaints. The homes are beautiful, affordable, I have a nice size lot (approx 1/4 acre), the neighborhood is quiet and little to no crime. I'm close to the bus and can walk to the "T". Plus I'm 12 min from downtown. Couldn't ask for more.

I have two quests about Mt. Lebo...

1) I'm not sure where Sunset Hills is. Like any area, there are subdivisions within an area. What are the subdivisions besides Mission Hills in Mt. Lebo?
2) What streets are aligned with the heavy power lines? We definately want to stay away from those.

As for the small yard, we don't mind but thanks for the heads-up on that. My husband and I are not big gardeners and we prefer a smaller landscaped yard. I guess we're used to living in a typical east coast historic city. Smaller houses, smaller yards. So, the Not So Big House philosophy is what we're aiming for.

Out of curiousity, have you looked at any of the East End residential neighborhoods? It seems like they might be a good fit for you based on this description. The usual concern about the East End for families is schools, but I can help you out with that subject if you are interested (we live in the East End and have a young son, so have spent a lot of time recently looking into the school situation).

I can think of 5 occasions this year where I have seen a house go on sale and sold that day. It is obviously a good 30% lower than it could go for. Some may just be putting it on MLS to get the sale to a friend and keep the assessment low.

Post the addresses, I'd love to check that out. Usually a one day sale is a result of an agent delaying the submission of a listing to the MLS while he/she contacts a client list.

As to keeping the assessment low, the county now basis assessments on 2002 values, not sales price.

Can anyone suggest what streets are not all that great to buy in mt lebo...I am fairly new here but a good friend of mine wants a home and has only like 150 to deal with, what streets should I direct her too and which ones are not all that great, you can pm me! THANKS in advance to all who reply!
