Can anyone tell me about this area of Port Charlotte? Is this a good area? How is the crime rate and all that? Anyone from that area?

That's a particularly nice section of Port Charlotte but be advised that that area is also in flood zone "AE".

There are some older smaller homes in that area that will be high for homeowner insurance and flood insurance. Some of the newer homes in that area will not cost as much for insurance. For example, I had a buyer interested in a home on a canal on Edgewater built in 1959. The homeowner insurance was $2114 and the flood insurance was $956 per year. Not many people can afford over $3,000 a year for home insurance. Just keep that in mind. Needless to say, my buyer did not submit an offer. He is going back to the drawing board.

The entire area from Edgewater down past Ohara is a nice area. Most of the homes are well kept. Many of the homes are on canals that take you out to Alligator Bay and the Peace River. I have sold a couple of homes in that area and my buyers seem quite happy. I listed 3 lots in that area and they all received offers within a month, expecting to close within the next 2 weeks.

Port Charlotte in general is not a high crime area. You can check the Charlotte County Sheriffs Department for crime statistics: Charlotte County Sheriff's Office Home

I live a street away on the canal. I love the area. It is very quiet as most owners are either old or snowbirds. I've never been worried about any type of crime here. Most of the homes are newer, in fact one home was just built on an empty lot 6 months ago on Alphonse.

I'm only a few blocks away and regularly ride my bicycle through the area on my "circuit" around the area canals. I would have no reservations about living there.

Thanks for the responses....cant wait to move in!! Two weeks to go......Sounds like a safe and beautiful area to live in..and nice and close to all the SHOPPING in the area!!!! YIPPEE!!!!!!!

Lol, we built that one for a wonderful retired couple! We're getting ready to build another on Ayrshire Circle.

What does that flood zone mean.?? I looked at the county map but doesnt show an "AE"....what does that mean?

What do you mean by we? Are you home builders? The old couple seem nice, we have chatted quickly while passing on the boat a few times.

Very nice house, and extremely quickly built...but I gotta ask, why such a small outdoor screen area? If I were having something built a big outdoor "living" area would be tops on my lists of must haves. I always see the poor old guy sitting out on the lawn getting eaten . They must be northerners

I'm guessing it means "pretty likely to flood" .

I've talked to many of our older neighbors that have been in their houses for close to 30 years. They all said the highest tide they EVER saw was during Debbie last year. We had water an inch over our dock, but there was still 5 feet or so of tide before it would reach the houses. I chose to take my chances and not get flood insurance, but I have an older house and I can do most of the rebuilding.

Those neighbors also told me that 25 years ago this canal was very blue and you could see the bottom of the channel while sitting on the dock. Must have been nice...if true.
