We are planning on relocating to the PC or NP area and are in love with Riverwood. Just found out it is in a flood zone. Any residents out there who could tell me how much to expect to pay for flood insurance. Also is there a way to get info on their deed restrictions?

It's really best to pick out a few homes that interest you in the development and get quotes on those specific homes or have your Realtor ask the selling agent what the homeowners pay. The flood can vary greatly from section to section. If you are interested in that development and working with a Realtor they can request a copy of the deed restrictions for you as well. There are few areas that are not in a flood zone. Areas not on or near the water will be a lower flood classification and likely higher elevation, which means cheaper flood insurance. Riverwood (mostly an AE zone) shouldn't cost more than a few hundred bucks a year, but like SoFLgal said, best to get actual quotes from an insurance agency. Flood quotes should all be the same from one agency to another, so no need to shop around unless something doesn't seem right.

Riverwood is a very nice gated, golf community. Flood insurance rates vary by age of home and location. So you would have to check with an insurance agent to get a more accurate quote. There are some new homes in that community that might be higher elevation than the older homes. That is another indicator of flood insurance rates. The golf fees and beach club fees are separate from the HOA and CDD fee. The owners of the community are trying to buy the beach facility from Centex who will be done building in the community. There are different neighborhood names in Riverwood and the HOA fees are different for the individual neighborhoods. There is also a $300 working capital fee paid by the buyer at closing for the Riverwood Master Association. I can get you a copy of the Riverwood Association Documents, but keep in mind each community homeowner association in Riverwood has their own docs as well.
