I can just select sailboat access (no bridges). Is that what you're asking?

From the MLS. Any FSBOs or possibly new builds would not be on there.

Yes, I think she's asking about that. Does your data break apart the two?

From my research, homes in the sailboat section are generally $50-100,000 more for a comparably sized home.

I'll try to post it later this afternoon. Keep in mind, the data is only as good as the person/Realtor entering it

When I looked at your chart I thought the prices looked kind of low for the median. They looked, to me, more like the cheapest prices in PGI, But then again, we were focusing on homes with sailboat water. I suppose that brings the price up. Anyway, the house we bought in December was only slightly above the chart's median. It was so low, people were asking us if we were going to flip it. So when I saw that chart, it seemed more like the bottom prices rather than the median.

The maps are not working this evening so I'll just have to type out the data. In the last six months in PGI there were 65 homes that sold in PGI on sailboat water (remember this is Realtors entering in the data, so it's only as good as the person entering it). The average list price was $540K and average close price was $517K-Average square footage is 2408 and 144 days on market. The median price was $488K for a list price and $480K for a selling price, 2343 sq ft and 70 DOM. The most expensive sailboat home was listed for 1.190 Mil and sold for 1.163 Mil in 534 days. The least expensive home that sold in PGI on sailboat water was a home on Tropicana that was listed for $299K and sold for $280K. I actually showed the home and it had this crazy tub that was like 4 feet deep and square in the bathroom. I had never seen one like it in my life.
