Hello, I'm looking to retire soon to Florida. Will be visiting the Port Charlotte area soon. Are there neighborhoods in PC-Port Charlotte that are walkable/bikeable with condo prices in the $100,000 - $150,000 range? Looking for 1-2 BR condo for one person. Would like areas that have shops, restaurants within safe walking and biking distance.

Thanks in advance for any advice, tips!
Steve

Port Charlotte is not a walkable area in general. It depends if you want 55+ or not.

I would suggest Oaks III and Oaks IV. There is a park and YMCA next to this community and you can walk down Quesada to a plaza with a Publix grocery store, a Walgreens and a few restaurants and other shops - Panera Bread, Chik Fil A, Moes, Pizza shop, sub shop, pet store, etc.

There is also Promenades East and West near the medical section off of Harbor Blvd. You can walk or bike to Promenades mall with a few shops, Winn Dixie grocery store, Bealls Outlet, McDonalds, and few other stores. You can also walk or bike to the Cultural Center of Charlotte County which has lots of activites.

Loveland Courtyards and Condos are off of Kings Highway and you can bike to a couple of strip malls with a grocery store, Dollar General, Dollar Tree, Italian restaurant, and a few other places.

Oaks III - Oaks III Condominium Association
Oaks IV - Oaks IV. A residential community in Port Charlotte, Florida
Promenades East - Promenades East
Promenades West - Promenades West. A residential community in Port Charlotte, Florida
Cultural Center of Charlotte County - Home - The Cultural Center of Charlotte County
Franz Ross park and YMCA - The SKY Family YMCA, Fort Myers, Englewood, Cape Coral, Bonita Springs, and Venice Florida - The SKY Family YMCA, Fort Myers, Englewood, Cape Coral, Bonita Springs, and Venice Florida

If you want 55+ there is Charlotte Square, Vel Gardens, or Oak Forrest.

The homes in Heritage Oak Park start at $173k and go up to $224,900. Which is above your $150k range. There is a quarterly HOA fee of $510, plus a CDD fee of $1427 added to the annual taxes. Which makes the taxes high.

A “CDD” is short for Community Development District which finances and manages community developments. Tax-Free Bonds are issued to the developer to finance the cost of building the infrastructure of a development, including roads, utilities and many amenities including, pools, clubhouses, tennis courts, golf courses, etc. Homeowners in the development pay the costs of “CDD” over the span of 15 to 30 years. There are a number of communities with CDD fees throughout the State of Florida. The fee is included in the annual taxes.
