How bad or good to buy inventory home in RTP area in NC? is it worth to buy?

I just signed a contract for an inventory home recently in the Autumn Woods in Raleigh near NC State University and the Vet School.

Not sure if I should go ahead with it thought. The builder gave me a $20k discount.

Just like Mike said....what do you want? Are you going to be happy with someone else's options? Do you want to feel like you "built" the home or are you just ready to move into a home now? You can get some good discounts on Inventory homes especially in the 4th quarter so if you are more about savings than putting your own stamp on the house then go for it.

me and my husband saw some inventory homes near RTP area. they are in very good deal. some of the houses are not yet completed, we would like to put options on ( like changing kitchen cabinet which is not done when we saw that time). the sales person said ' we cannot change anything. Just buy it whatever comes with it.

I agree if the house is fully completed and ready to go.
we always miss our something on inventory houses. we couldn't feel full satisfaction .finally we decided to built our home. but still I feel it is great deal on inventory homes. but my husband think about the quality. ( just basic psychology to think like this " anything comes with great deal may have some caught / poor quality ) he may be wrong.

If it's a great deal you could buy it and have new cabinets put in later.

I personally stay away from new construction; the materials they use these days are usually subpar.

We also just bought an inventory home and thought it was fine as built and a great move financially. The builders will put a lot of upgrades in them in order to make them more salable. And as mentioned, they can be deeply discounted, especially now since the builders are posting record losses and need to clear inventory. As long as you don't care about which shade of carpet or style of cabinet that much, then you won't have to wait and will have instant equity in your new home!

If you're happy with the house and its' decor, why not? We looked at an inventory house we absolutely loved, and would have bought in a heartbeat (had our job transfers moved fast enough). If you like it, go for it.

The best thing is to have a buyer's agent. They can give you insights on the neighborhood and the builder. Ask the buyer's agent to investigate how the homes are selling - is there an oversupply of inventory. How many more homes will be built in the neighborhood? How long to you plan to live in the home? It will be hard to sell the home if they are still building. If you like the home, there is nothing wrong with an inventory home. After considering all of these factors - The bottom line is buy the house that you want to live in.

Thank you all for the nice suggestions. I really appreciated. Now, its a good time to buy inventory home as the fiscal year ends for many builders. Buying home is a big investment. thats why we were thinking carefully. we may reconsider to buy .
