Don't live close....it wouldn't be a bad site to be honest....there already is some development there....I do feel for the one subdivison, but if done well, it wouldn't have to lower their property values....it just will make it a busier area, which some folks living there might not like (though again....did they really think they would be immune from growth living that close to Captial?)
I'd like to see something like a small North Hills....but it's probably going to be more like a small Triangle Towne.....
I am happy for me, because it is close by (within 7 miles of my house) and I look forward to some "mall" like stores in the area. On the flip side, I have friends who live in St. Ives (and Tarlton for that matter) who simply do not know how they will be affected by the mall-like shops. I would hate to see the st. ives neighborhood negatively affected by this (or any neighborhood) because the people living in those homes are one of the reason that wake forest is able to accept new growth. I hope that the developer takes their well being into consideration when putting up the stores.
Thats always a concern when I have clients that buy in areas that are not developed. Its nice to have wooded areas close by but I always tell my clients that anytime you have wooded vacant areas close by, beware of what COULD be built.

Listings that say "Backs to Wooded Area" require further investigation.
I'm within a quick drive of the area, but I don't live in the area. I'm more concerned about the traffic a large shopping development could bring. In situations like that, are developers ever asked to contribute to road update projects?
If the stores offered are a different variety than those in Triangle Town Center and surrounding areas, I think it's great. A higher end development, like South Point or South Park (Charlotte) would be awesome. I'm not so sure I could get as excited about a JCPenny or Sears. (Yes, I shop at both as much as the other person. I just don't get too excited about appliances and window treatments.) In my opinion, the surrounding neighborhoods should push for a higher end, pedestrian friendly development. In other words, instead of trying to stop a developer (good luck with that) try to steer the development into a form that will help to raise the property values.
Does anyone know what other stores will be included in this project? Maybe Ameican Eagle, Aeropostale, Abercrombie. The stores my kids like to shop at
My daughter would kill for a Hollister....but I haven't heard anything other them a possible Belk's or Penny's.
