We did visit Wake Forest a long time ago. Don’t remember it much. I do remember liking Hillsborough but there didn’t seem to be a lot of new construction homes & the crime seemed way higher than the other Triangle towns. Not petty crime, burglaries, etc.

Michgc, PA is not out, just that we have friends in Chapel Hill. Bucks County is beautiful. Doylestown has gotten pricey though!

Orange County controls growth pretty tightly, but there are definitely new construction homes. Look at Waterstone in Hillsborough.
