Grove Park hands down .... www.grovepark.org . You can purchase a home from the high $100's to low $300's. This community has a lake, pools, tennis, fitness center, volleyball, playground (on the lake), golf, golf center, clubhouse, & walking trails. There is also a NEW library, fire station, & a Kindercare pretty much within the community. Lot's of families and community activities. Within 15 minutes to shopping, research triangle, highways, & airport.

Tennis courts, swimming, clubhouse available. Huge trees throughout neighborhood. Quiet, culdesac streets. Location alone sells the neighborhood. Next to Stonehenge.

Seriously check out South Lakes. Rode out there the other week and they have great prices for what's included. The creekside cottages section are on .20 lots, have granite countertops, hardwoods in kitchen and eating area, ceramic tile in the bathrooms, hardiplank siding, 3,000 in closing costs paid, stainless steel appliances included, and 2 inch blinds included. The catch- they are small 1350 to 1550 square feet...but we live in a small 1200 square foot house that's not too small because we get rid of clutter we don't need every year. I've not found such a good deal on a brand new home around the triangle. They said they are breaking ground on one in the next couple of months and will take 4 months to build. The builder Impact has built in the most prestigious communities in the area-Weycroft and Cameron Pond to name a few. It's not a big box builder, but a custom local builder. You get a great product out of local builders rather than big box. These will be the lowest price point in the community with other homes in the neighborhood being built by other builders going up to $450,000. You would have a small, cute modest home in a neighborhood with great looking houses with great amenties.
Being centrally located to Raleigh/Durham, Fayetteville, and to some degree Greensboro, all 20-50 minutes away, Sanford is an ideal "small town" destination for those that like small town charm, with mid-sized city resources. Sanford has just about anything you "need", most of what you would "want", and anything else just an easy 20-50 minutes away. Plus, you'll probably have the mayor wave and know you by name, and a city councilman personally return your call... or just drop by your house
Coincidentally it looks like "Where to Retire" magazine has just released their 2009 top 100 places to retire list, and Carolina Trace is in the list again. I think CT has been in the list for at least two years prior as well.
