Are the majority of communities HOA based or stand alone lots? What is the trend for the future?

HOA-based in most areas, especially anything built in the last 15 years. And future developments will be even more so.

Really depends on where you're looking--the area is huge. But since the area has boomed very recently, I'd echo cry884 and say it's mostly HOA. In addition to HOAs, each town/city has its own zoning rules, some of which are quite stringent. Our HOA is really pretty strict but it's also quite new.

There some sort of law in NC that developments with more than 25 (?) homes have to have an HOA. This has been on the books for a while. One of the realtors will know the specifics of neighborhood size and how long it's been around.
