Let me be Naive, here . I'm not familiar with this "agents protected" phrase. I don't think I've seen that in my area. What exactly is this phrase supposed to mean?
It is only a marketing term, and only has meaning if there is a specific expressed commission rate.
I would want that commission agreement in place prior to showing the home to my buyer.

No, it's not nonsense, that's what it is. Do not confuse 'seller's agent' with selling agent. The seller's agent represents the seller of the house. The selling agent is the one who brings the buyer.

This "nonsense" is why most people need an agent: Lack of understanding of fundamentals.
It's not a crime, but is hazardous to wealth to jump into something you don't understand with significant economic risk.
