My broker has several listings for vacant land. The owner has not paid his 2006 taxes and the county issued tax certificate liens on the lots and these of course would need to be paid and released for the sale to be completed.
My question is...
"Do you have to mention the unpaid taxes or the tax certificate in the MLS listing??? If I do, would it be in the public comments or private comments?? Just checking.
Any unpaid liens would be picked up on when the title search is done. If the seller is paying for the liens at closing from proceeds or bringing money to the table and will be giving clear title at closing then there is no need to mention it in the MLS.
