Does landscaping ever come into calculations? Not just the curb appeal but also the backyard? Curious b/c I just had one done for a re-fi and my back yard is more "planted" than most of the comps.
Landscaping may go to the overall Quality rating. Unfortunately, landscaping can be a two-edged sword.
You may have spent a ton of money on it and love it immensely. Your perspective buyer may hate what you did and will rip it all out and put in a maintenance-free lawn.
Here's another scenario of which I'm aware. Your gorgeous plants in the back yard are harmful to my kids (allergies) or fatal to my dogs if they eat that plant. So, it's not only something I don't want, it is something that is hazardous to a "member" of my household.
Bottom line is, landscaping can be great for curb appeal but don't add any value to it when pricing your home to sale.
I met a man who had a yard full of exotic plants. He got an appraisal on the plants that showed they were worth $80,000. The house was worth about $120,000. The bank would only lend based on the $120,000. for two reasons. 1. Including the plants would mean that there had to be a buyer that wanted both the house and the landscaping and 2. If the bank foreclosed, you can bet those plants would be gone!

No. Most you'll get is a slight adjustment in your favor if the neighbors have nothing. It won't have anything more than a minuscule effect if anything.
Yes, good landscaping can add 10-15% to the value of your home.
