I would tell them I will do no repairs. If they don’t want to still buy, I would then approach the real estate company , tell them you new realtor because obviously she did not represent you. Move forward.

Most listing agreements I see specify a reduced total commission in the event an unrepresented buyer buys the property. In addition, it's a rare listing in my market that is paying 6% total.

I repeat the request at 6%:

Prove it. I don't see it in the thread.

In most markets, 6% is charity, not mandatory.

I dont have to do any repairs just replace 3 older smoke Co2 detectors. I got well over my asking so I am VERY hesitant to rock this boat .. its been very stressful .. I am looking through my papers through to see what that % is that I will have to pay. In packing phase at present .
