I am looking for a property management software. I know Yardi is an established system, but I was wondering if there are any others I should consider?

I like AMSI better. Also, you can look into Timberline. OneSite is actually really good for on-site.

Yardi is okay and lets you do all kinds of web-based reports for asset managers, which is why it is so popular, but as a real estate auditor (which I used to be), its general ledger is not very good - it plops all the detail into the ledger rather than summarizing from a subsidary ledger. So, accountants that have to research things are in for a world of hurt.

We tested a bunch of systems last year, and jromanopdx named the four that we narrowed it down to, and actually despite some of the GL issues with Yardi, thats what we went with (though the GL has gotten better).

I do like AMSI a lot, though as I recall pricing on AMSI was the issue for us.

I own and recommend Mike Butler's "Investor Pro" software. It is Quickbooks based and is so simple a 50 plus "compu-phobic" can easily learn and become proficent. It's so simple many wonder if it's too good to be true. I know better, it's really that good!
