Tell me your BUYERS SCARING OFF THE SELLERS Story (negotiations, agent, sale)

Recently we had perspective buyers tire us right down to the wizened core.

We took our house off the market as a result.

When I signed up with the Realtor I made perfectly clear some specifics I

(absolutely under no circumstances) wanted for him to misconstrue.

which he repeatedly replied "Yes Ma'am, .. yes Ma'am, .. yes Ma'am".

Silly me.. I thought he was agreeing, not patronizing me.

The perspective buyers just kind of ran over us a bit more than we had

the grit for too. They came 4 times, (once w/ clipboard to measure rooms

and asked that we be here to answer questions.. which we did). Then we

waited ten days for something.. a word.. so we had to contact our Realtor

to ask "What's up with these people?" reply: "Their Realtor is on vaca".

I think when they flew their Cessna plane shavingly close to our roof line to

for an overhead peek at the property (past 8:00 pm) and it woke up our four

year old who had an arduous day leaving us limp, and had to restore calm

(2 more hours of crocodile tears and wakefulness).. we were pulling our hair out.

Back to square one after being on the market for 70 days.

Any stories of people giving up for a time to re-group?

Um...really? I'm pretty sure I'd be calling the police and the FAA at that point.

You are SO right.. really, we were already so worn from an unusually exhausting day

that we became deer in the headlights over it, and there was the excess screaming-crying that we

had to focus on consoling the little one.

Why would you let one buyer bother you so much? And what exactly was your agent supposed to do about the things that happened?

Personally I would have refused to sit in on a questionnaire by the buyers. For me all buyers will go through my realtor for all questions, showings etc. Perhaps you should look for a realtor that has a good rep for negotiations. Next time tell the realtor you want little to no contact with buyers period. Everything goes through the realtor, no exceptions.

agree with the other poster...

Your realtor should had stayed for the Q and A session and recorded the list of questions for you to answer later. Realtor should have refused to have you present for the Q and A. This was too stressful for you and there is no reason for you to be present.

I would list with another realtor this time. Do you have any more time on the agreement with current realtor? Maybe you are going to take it off the market just to let this time period with current realtor pass?

We signed on ..May 6th. I specifically said I only wanted 3 months contract, said it a couple of times.
He said houses in our area generally sell in 6 to 8 weeks and if I wanted out, he has no problem with it
then he continued down the six month path..

(do NOT scold me.. I can see for myself)

So, we are in limbo now.. haven't gotten back to ask if he wanted to uphold the contract or not.

There was no exit conversation really.
We said we wanted to take the house off the market.
He said; Okay.
We did not reiterate any issues of importance as we felt he wasn't really attentive.

Our Realtor was there at the showing when buyers came to look around and ask questions because
their realtor was unavailable..

Their realtor may have had a case of the jitters to see us because
after she showed them our house she knocked on the neighbors door
and asked for an impromptu showing of their home which is "for sale by owner".
No problem, but could have let us know we could go home again..
after an hour looking at our house, then an hour and a half at the neighbors
who, btw, have a pricetag waaaaay above what the buyers are looking to spend which is under $200K
2 and a half (!@%^#$+$@!~&^4) and didn't have the decency to pick up her little phone!
Instead we were sweltering in the car w/4 year old and two panting dogs wasting gas and driving in circles to the tune of more crying.. which we all felt like doing.
It was too hot to simply go to the park.. it was 104 degrees out w/ high humidity.
