One of the recent topics mentioned a realtor telling a seller that right now is a "slow" time to sell. If this were a "regional" or "local" forum, that kind of information might be helpful.....but this is a NATIONAL forum and obviously those "hot" and "slow" times are going to vary from region to region.

Sandyrose mentioned that Winter in Florida is a better time to list, which makes sense because of the weather and snowbirds that leave colder climates.
Obviously those cold climates would have their "slow" season during winter.

Here in South Texas, the best time to list is generally early to mid Spring...which in Texas is late Feb/March. This is a very family oriented area, and people want to keep their kids in school and hopefully buy and sell during that summer break. If it's a local move, most kids can stay in school until the end of the school year (generally school ends here at the end of May). Once school starts up again in Mid/Late August, then the showings slow down and listings slow down.....THAT's when houses SIT here. In Texas, we're slowing a bit, but it's still a fairly hot market compared to other areas of the country.


The point of all this, is that statement of a "slow market" is going to vary a great deal depending on where everyone is located. I think it's important to make that distinction when giving others advice.

Foothills of California- We sell land like ....well.... er... a land office in the spring, all the seasonal grasses are green, and the wildflowers are out. This month historically since 1968 anyway has been the best with July being the worst (I've never figured that out other than it gets hot). Other than those months we don't experience much up or down.

We have a strong late winter/early spring through early summer, then it drops off a little in dead summer. Pickup late summer/ early fall drop back off during the holidays.

Denver Metro has two selling seasons - Big Spring start anywhere from mid Feb. to end of March (depends on the weather) and the second is after Labor Day to mid November.

July is slower than June and December has more properties go under contract than August. Most public schools here stat in August, Douglas County (year round elementary starts in July.)

Normally, here in the beautiful mountains of Prescott, Arizona, December thru February are typically the slow months. However, in this market, though, it's anytime of the year!

Just kidding, it's not our market here that's so bad (we were named again as one of the top places to retire - this time by U.S. News & World Report). It's the housing markets in other parts of the country that's killing us. We all have buyers wanting to move here, but they're having trouble getting their homes sold in other parts of the country.
