I am about to put my house on the market. Carpet needs replacing - cleaning won't cut it. I've sold several houses in the past and know that buyers first impressions are most important. I've never faced this situation before. Would you replace or price accordingly?

I've talked to a number of people regarding this as we are in the same boat, except I think cleaning will be ok. Everyone has said the same thing. Don't replace it. Most buyers will either want to tear it out and replace it with wood or tile, or they want to pick out the color of new carpet themselves. In any event, I have come to believe that it would be a waste of money to replace. If potential buyers complain, we will give a carpet allowance, as we have an estimate. This is not one of those subjects where some say replace it and some say not to. Everyone has said not to replace it.

If you think a cleaning will be sufficient then try that.
Afterwards... get down on the floor and roll around on it with your kids (or grandkids);
spend an hour playing a board game or doing a puzzle and really feel the fabric.
If you're still OK with it... good.
If not... then replace it.

Replace it if you can afford it. Our house despartely needed new carpet, it wouldn't clean. However we were selling at a huge loss and couldn't put more money into it. It was the first thing potential buyers said turned them off.
Offer the buyers the advantage of a flooring allowance toward their choice of floor covering. Hit all the bases of all the potential buyers ... carpet, wood or tile.

This is what real estate agents tell me. too.
