Very few areas where land near water is cheap. If you look around Galviston texas area you can find pretty cheap houses possibly on the beach in need of a lot of work, liveable places maybe second row back from beach. Also check out crystal beach in smae area. May be able to find some stuff on the florida panhandle. I just saw a place on lake michigan its actually an old trolley car converted into a house, on a hillside and you have about 150' of lake michigan waterfront property. place was about 180k though. On the beach is probably out of the question however maybe second row back or down teh street definately a possibility.
