I have 5 sites bookmarked: Trulia, Zillow, Realtor, Estately, and Redfin. I used Trulia years ago, but now I like Realtor more, since it has the feature that Trulia had: a plain list of homes across the screen. All the other sites have a map taking at least half the screen and the homes with pics and descriptions are squeezed into a little space on the side.

Zillow made this move because more and more brokerages stopped sending them their automatic feeds. Some agents in those agencies wanted to post their listings for their clients. This was an attempt to force their hand and get agents to pressure their brokers to opt back in.
I set my clients up on the actual mls database. Is it pretty? No. But it contains all the correct UP-TO-DATE info because it's THE source.

Brokerages can set policy for their agents.
Just another reason to go independent!

I'll glance at it, but I don't like that they keep listings on there that are contingent and don't say that they are.

I definitely look at Zillow first. Its an overall better user experience. Now whether the listing is accurate is up to my buyer's agent.

If everything was accurate, I don't even think we'd need a buyers agent in that case.

I am sure the answer is in this thread somewhere, but is there a site that has all the listings...or which site has the largest percentage of actual listings? I use Zillow, but I have seen listings on other sites that are not on Zillow (though they generally show up eventually). Thanks.

No. There is no one site that lists all properties for sale.

I mostly use Redfin and sometimes Reatlor.com. One thing I've noticed when I am researching comps is that Zillow seems to be way off--sometimes too high but often too low in areas where prices are moving up rapidly. For instance, we own a condo in a building in which the last 6 or 7 sales have all been between $200K - $260K. Zillow says our unit is worth $120K. It's the same size as all the recent sales.
