It’s dated. Stevenson schools? Not bad at all, but call a spade a spade; it’s dated and has been equipped for a renter, not a homeowner.

Welcome to the HGTV world. Every buyer I ever see on those shows, regardless of age, but especially the younger buyers, do not see anything less than granite, stainless and fancy tile as worthy of their time. Unless you are willing to give a remodel credit, which will be substantial, the youngsters will likely take a pass and the older buyers will immediately factor in demo costs in their heads.
Seems to be just the way it is, which I hope is a generalization, but I've watched way too many of these shows to assume otherwise. No matter if everything works.

Kitchen looks dated. Bathroom looks dated. Carpet all over. Looks like a rental.

How many updated homes in her price range and in the desired school district come up?

If she has a lot of choices, then fine, keep looking.

If not, this looks like a fine 3 bedroom home to raise her children in.

What does this have to do with HGTV lovers? This looks like a kitchen originally designed for renters. There is a footprint with a single sink without room to put in a double sink. A double sink is a pretty basic item, not quite up there with granite countertops or stainless steel appliances. It seems like it might not have originally had that dishwasher in there, but when they put it in, they had to shrink the sink. The kitchen is just too small to really be functional, even if it is redone.

I do agree about the single bowl sink, not a fan of those myself. I still occasionally see new houses with them today for some reason, I guess some people prefer them.
