The more I read the more it confirms my decision to buy new construction, present and last home. I also bought into an HOA of small, single family homes where the HOA does all outside maintenance including house shell (brick and vinyl siding, roofing) and all landscaping. I am responsible for HVAC and anything inside the exterior walls. Granted I pay for it with my monthly dues but it is as close to carefree living as I could get.

This year my only home expense was a $59 HVAC checkup.

Nobody is mentioning insurance or utilities, so I didn't either. I am happy with the way it is so no need for improvements this year. No repairs needed this year, either. This is for a median priced 1500 sf home.

$17,000 new metal roof on the house. Included tear off, new vents- the works.

Added a 6.1kW grid tied solar system for $13,000.

It kinda smarted punching screw holes in a new metal roof, lol.

About 1200 for a contractor and another $200 or so in various materials for work I did or will do. Hih priority needs right now is about $4000 to $6000 worth of work. However overall, there is about $100,000 worth of work I owuld like to have don or do myself. Just chip away at it a bit at a time.
