Compare Toll to other tract/production builders' histories, in your local markets.

Depreciation is higher with Toll Brothers than the basic home builders like D.R. Horton, Lennar, Pulte, and KB Home. Appreciation depends on location and availability supply.

I agree on location and supply but how can you say Toll Brothers depreciation is higher?

Have to agree with you there. Never assume a single home manufacturer will have a higher or lower depreciation in all markets nationwide unless there is specific data to back it up.

Once the thing's built, after a couple years no one cares which of the mass production tract builders hired the same labor to put it up using the same materials in compliance to the same municipal codes.


Long term house value is 99% location and 1% floor plan.

Because Toll Brothers offer a lot of very-pricey optional upgrades that will cost more than the home is worth at the end.
