I don't understand how the buyer even closed with the seller not moved out, you'd think there would be a walk through. I've heard the buyer is a real estate agent too, so how did this happen? She should know better.

Apparently California canceled the rent moratorium. Seller would have been locked out so finally left.

The buyers thought they had a deal too good to be true. And it was, apparently. The seller insisted on cash immediately, on a Sunday.



The rent moratorium should have never been relevant. There was never a landlord/tenant relationship or agreement. The buyer screwed up by filing eviction orders in the beginning which implicitly recognized seller as a tenant. They should have filed trespassing charges.

Totally agree with you, sounds like they screwed up with what to file. Apparently that's what they were told to file.

Now they don't want the house and are looking to sell it.
